About the cottage
The cottage is a large one bedroom garden cottage and features private entrance , ensuite bathroom and kitchenette
It's a cook your own breakfast as you have your own kitchenette. A number of different cereals are available , fresh fruit , yogurts, pastries, bacon , free range eggs , tomatoes, orange juice , bottle spring water and fresh filter coffee are on offer for your breakfast enjoyment. Guests are free to cook / make / use kitchenette to make their own lunch and dinner. We do offer a full service if needed to provide lunch and dinner. Please feel free to enquire about .
Guests are free to enjoy the lovely outside area including a gazebo and outside dinning area.
There is loads of free safe parking outside property! Parking area under my private CCTV.
The bed is a super king size or can be set as two single beds. Cottage has a 42" tv with DVD and a number of SKY (satellite TV) channels with your own sky box . Fast fiber wifi internet is available in cottage at no charge.
A selection of DVD’s movies are available in the cottage and have a vast library of DVD’s on request.

“Patrick is an amazing host! He went above and beyond to provide every possible comfort for us. The guesthouse is sparkling clean, everything is new and works. Every detail is thought through and so many conveniences are provided. Beds are very good and it's very quiet. You don't hear the planes there is no road noise. We slept like babies. Stayed for 8 nights. It's a perfect location to go to London (taxi for 5-6 pounds to the station or to the airport). From the station it's only 24 min to London. There are beautiful walking trails beginning 5 minutes walk behind the house going to Chiltern hills (check on kamoot app) . We ended up walking a lot and enjoying the beautiful countryside. Relaxing in the backyard in the shade or in the sun was also very nice! Patrick provided plentiful vegan breakfast food for our breakfast for us on our request and constantly refilled it. He also let us stay after closing time. We loved our stay. As frequent visitors to Luton area, we really think this guesthouse is the nicest option in the area. Also convenient to have 2 small supermarkets with everything necessary in them within 2 min walk.“

“Absolutely lovely stay. This has been way better than any hotel i've stayed in thus far. Exceptionally clean and tidy, the bathroom and kitchen were well stocked with toiletries and food. There's dishes, pots/pans, air fryer, stove and mini oven for when you want to cook. There is a smart TV and a small selection of DVDs & books. The wardrobe also had two umbrellas read to use just in case we needed it (luckily the weather was nice most days!) as well as a hair dryer WITH a diffuser attachment (curly hair friendly!!) The garden is gorgeous and well-kept. Beautiful property. The listed pictures are accurate! Tesco just on the other side of the property, as well as other food places, petrol station and a pub all within walking distance. Our host Patrick was so lovely, welcoming and accommodating. This has really set the tone for future stays anywhere else. I would love to stay here again and highly recommend :)”
